Deposits

Near the end of your tenancy you will be asked to confirm the email address where you would like us to send the breakdown of the deposit return We will also need the full name, sort code and account number of your bank account as deposits are returned by bank transfer. Please send these details with your house address to deposits@g4lets.co.uk.

  • We aim to return deposits within 3-4 weeks from the official checkout date, depending on volume. We appreciate your patience regarding the deposit return.
  • We aim to return your deposit money within 2-4 days after your breakdown emails are sent out.
  • Remember that the deposit is not under any circumstances to be used to pay your last month’s rent. For queries regarding rent, please email accounts@g4lets.co.uk.
  • The checkout report is created by an independent external company. Any notes and photographs from the report can be used as evidence during the deposit return process. Please remember that not everything they make a note of will be charged to the tenants so do check any bills you receive as well as individual breakdowns for an explanation as to why you have had any deductions.

Deposit Deductions

Frequent deductions from deposits are typically due to cleaning, rubbish removal and painting walls. Walls must be painted if there are marks from adhesives such as blu-tac, sellotape and adhesive hooks. If maintenance has to be done at the end of the tenancy and is found to be the fault of tenants this will be deducted from your deposits. Make sure you take all items with you when you move out. If anything is left behind, removal of these items will be charged to tenants.

You will receive our deposit return guidelines with your checkout email so please read these carefully prior to the end of your tenancy.

 Extracts from the tenancy agreement:

 Cleanliness

As per section 1.27 of the tenancy agreement; To keep the interior of the Property and the Contents in the same condition, cleanliness, repair and decoration, as at the start of the Tenancy with allowance for fair wear and tear.

 

Section 1.42.3 Give up the property in the same state of cleanliness as it was at the commencement of the tenancy. The landlord reserves the right to employ professional cleaners to undertake any cleaning that may be required to reinstate the Property to the same order that it was in at the beginning of the Tenancy, including the washing or cleaning of all carpets and curtains which have been soiled during the Tenancy and charge this to the outgoing tenants.

 

Adhesives

Section 1.33 Avoid using Blu-Tac or other such substances on the walls. If the walls are marked they will be re-painted at a cost to the Tenant.

Sometimes information gets missed or errors can occur during our busiest time of the year. If you do not agree with the figures on your deposit return please do get in touch with us. One email on behalf of all the tenants at the property will suffice. A bullet point list along with any relevant evidence should be sent to deposits@g4lets.co.uk and we will take all of your points into consideration and send out any amendments if need be.
