FEES APPLIED TO STUDENTS BY G4 LETS
PRIOR TO THE TENANCY START
Holding deposit = equivalent to 1 week’s rent
Balance of deposit = equivalent to 4 week’s rent.
Total deposit therefore equivalent to 5 week’s rent.
DURING THE TENANCY;
- LOST KEYS- In the event of lost keys we will lend the tenant a key so they may get a replacement key cut. A refundable deposit of £50 is required. If a new key needs to be cut by G4 Lets, the sum of £15 will be required to cover the cost of the new key plus time required to take the original key to be cut at a local shop. £25 inc VAT will be charged for special security keys.
- LATE RENT FEE- If the rent is more than 14 days late, a late charge of 3% + Bank of England base rate will be charged on a daily basis until the rent is paid.
SHORTENING A TENANCY EARLY
Should all the tenants wish to end a tenancy early, and the Landlord is in agreement bearing in mind he is not under any obligation to agree, then a fee of £50 inc VAT will be charged for ending the tenancy early.
ENDING A TENANCY EARLY
Should a tenant wish to end their tenancy early, a fee equivalent to the cost of the check out report, which is carried out by an independent Inventory Company will be charged, this is normally between £50-£70

The Deposit will be protected once the Tenancy Agreement is signed. The Certificate with prescribed information will be sent to the tenants and anyone listed as an interested party.
All our properties have a current Gas Safety Certificate, an EPC (Energy Performance Certificate) and it will be licensed as an HMO with Brighton & Hove Council.
