PRIOR TO THE TENANCY START

Holding deposit = equivalent of 1 week’s rent.
Balance of deposit = equivalent of 4 week’s rent.
Total deposit therefore equivalent of 5 week’s rent.

DURING THE TENANCY;

LOST KEYS- In the event of lost keys we will lend the tenant a key so they may get a replacement key cut. If a new key needs to be cut by G4 Lets, the sum of £15 will be required to cover the cost of the new key plus time required to take the original key to be cut at a local shop.
LATE RENT FEE- If the rent is more than 14 days late, a late charge of 3% + Bank of England base rate will be charged on a daily basis until the rent is paid.

SHORTENING A TENANCY EARLY

Should all the tenants wish to end a tenancy early, and the Landlord is in agreement bearing in mind he is not under any obligation to agree, then a fee of £50 inc VAT will be charged for ending the tenancy early.

ENDING A TENANCY EARLY

As our tenancies are joint & several, should a tenant wish to leave a tenancy before the end date, they must find a replacement tenant and a Deed of Assignment must be signed by all parties. A fee of £50 inc VAT will be charged for the paperwork involved in dealing with a change of tenant.
